Frequently asked questions
These answers reflect the questions our team hears most often from people asking about available homes and the lease-purchase process. Property terms can vary, so your written agreement always controls.
Understanding the program
What is a rent-to-own or lease-purchase home?
It is a home you lease while following a written path toward buying it. You can live in the property while working on the mortgage or other financing needed to complete the purchase. The exact purchase price, lease period, responsibilities, and other terms are stated in the agreement for that home.
How does the Homes 4 Holmes process work?
First, review the available homes and tell us which property interests you. We will discuss your available funds, monthly budget, preferred area, and move-in timeframe. If the home and program appear to fit, you review the property-specific terms before deciding whether to move forward.
Do I have to wait all 36 months before buying?
No. The 36 months are intended to give you time to become mortgage-ready; they are not a required waiting period. If you qualify for financing sooner, you may be able to purchase sooner under the terms of your agreement.
Is this the same as getting a mortgage today?
No. A lease-purchase agreement is not a mortgage approval. It gives you a path and time to prepare, but a lender will still decide whether you qualify for financing when you are ready to purchase.
What buyers ask before applying
Do I need perfect credit?
Perfect credit is not required to ask about the program. Many interested buyers need time to improve credit, document income, reduce debt, or build savings. Your situation and the specific home still need to be reviewed, and future mortgage approval is never guaranteed.
How much money do I need to get started?
The required funds vary by property and agreement. Tell us honestly what you currently have available, and we can determine whether one of the current opportunities may fit. Never send money until you have reviewed and understand the written terms.
What will my monthly payment be?
Monthly lease payments vary by home. The website shows the total purchase price for purchase opportunities, and our team will explain the monthly lease amount and other property-specific costs before you make a decision.
Does my monthly payment automatically count toward the purchase price?
Do not assume that it does. Any rent credit or amount applied toward a future purchase must be specifically written into your property agreement. Review that language carefully before signing.
Is the purchase price locked in?
The purchase price and any conditions affecting it should be stated in the written agreement for the property. Confirm those terms before signing rather than relying on a verbal estimate.
Choosing the right property
Which homes are available right now?
Availability changes quickly. The Available Homes page is the best place to see the current Homes 4 Holmes inventory, total purchase prices, home details, and property photos.
What areas do you serve?
Homes 4 Holmes focuses on St. Louis and surrounding communities, including selected Metro East opportunities. Each listing shows the property city, state, and ZIP code.
Who is responsible for repairs and maintenance?
Responsibilities can vary by property. The written agreement should explain who handles routine maintenance, major repairs, utilities, insurance-related requirements, and other property obligations. Ask about anything that is unclear before signing.
What happens if I cannot purchase by the deadline?
That depends on the agreement. Speak with us and your lender well before the deadline so you understand your options. Do not assume the agreement will automatically extend or that previously paid funds will be refundable.
Getting matched and mortgage-ready
What information do you need from me?
We ask for your name and contact information, available funds, monthly budget, preferred area, bedroom needs, move-in timeframe, and any property that interests you. This helps us understand whether a current or future home may fit.
What should I work on during the program?
Start talking with a reputable lender early. Depending on your situation, your plan may include improving credit, documenting income, reducing debt, resolving past issues, or building savings. The goal is to use the time intentionally instead of waiting until the end.
Will Homes 4 Holmes guarantee that I get approved?
No. Homes 4 Holmes can explain the property opportunity and help you understand the next steps, but only a lender can approve your mortgage. Participation in a lease-purchase program does not guarantee financing.
What should I do if the home I want is no longer available?
Complete the buyer inquiry anyway and keep your information current. New opportunities are added as they become available, and knowing your budget, location, and timing makes it easier to identify a possible match.
Program availability and terms vary by property and agreement. Homes 4 Holmes does not provide mortgage approval, legal advice, or a guarantee of future financing. Review the agreement and consult appropriate professionals before making a decision.
